T4, Themed Tea House

Such a cute shop inside Factoria mall! I got the red bean egg waffle and the rose milk tea with mochi and really enjoyed it! The egg waffle was perfectly crispy on the edges and chewy and soft in the inside, I also really like how there was real red beans inside. The egg waffle is definitely on the plainer/less sweet side so if you’re a sweet tooth I definitely recommend getting the dipping sauce with it. Meanwhile the rose milk tea was very fragrant and refreshing. The rose taste is strong and is perfect for someone craving that floral taste. The cloud mochi was the perfect topping and I really liked the texture of it. The store itself is very cute and they sell Rolife blind boxes and DIY houses, in addition to having Japanese style claw machines in the back. Will be back when in the area!

This place is super cute! I didn’t expect the food to be this good but it actually reminds me of street food from home lol. They also sell lots of cute blind boxes which makes the whole place more fun. I’d recommend their deep fried squid. Very chewy. And I love their taro milk tea

I am here way too much for my own health lol but I can’t help it the place is soooo good!! Such a great addition to Factoria mall! I always try to get something new because the staff is so helpful and recommends the best drinks and add ons. I’m currently obsessed with the lychee black tea with boba and grass jelly or green tea jelly (30% sweet). I work nearby so I was so excited when they opened, Factoria needed a good boba place!!

OMG !!! Best boba spot in town :bb I work in the mall so i’m always here after a long day. The drinks are so unique and the worker is super sweet and always gives awesome suggestions. I have tried about 5 different drinks and i still feel like i have so much more to try since they’re always mixing up their menu and dropping new drinks 😝. They have something for everyone, from tea based drinks to creamier options, they have easily become my go-to for boba. & don’t even get me started on their street food options- the basil chicken and fries are so good and so worth it for the price.

boba gem hidden inside factoria mall. you can find lots of parking anywhere around the complex, and order either through the self-order pad or the staff, who will make sure your drink is always perfect. she will recommend something on the menu based on your preferences, so make sure to ask! it might make you try something random and new! if you're not happy with any part of it the drink, she will make sure you love your drink before you leave. their food is pretty good too, highly recommend the popcorn chicken or the calamari. we've added T4 to our rotation of fav boba shops on the eastside!

We got the elegant rose royal tea and the honey grass jelly. You can't adjust the sweetness on the rose tea, so I kinda wish it was less sweet, but it has a really good taste. But oh, that honey grass jelly drink. Perfect. Absolutely perfect. We got it at 50% sweetness and ahhh, would get again.

Good food at a shockingly low price. I recommend the braised pork and bubble waffle over everything else including the fried food. Service was extremely friendly and helpful.
